General booking conditions

By making an accommodation reservation, either verbally or in writing, you have entered into a legally binding rental agreement with your future host (landlord). The provisions of the German Civil Code (BGB) for fixed-term rental agreements apply, as do the general rental regulations of the German Hotel and Restaurant Association (DEHOGA).


Rights and obligations:

  1. The accommodation contract is concluded as soon as the holiday apartment has been booked and confirmed with the landlord.
  2. The conclusion of the accommodation contract obliges the contracting parties to fulfil the contract, regardless of the duration for which it is concluded.
  3. The landlord is obliged to pay compensation to the guest if the holiday apartment is not made available.
  4. When booking multiple apartments, the landlord reserves the right to request up to 100% of the rental price in advance.
  5. If the guest does not use the contractual services, he or she is obligated to pay the agreed price, less any expenses saved by the landlord. These saved expenses are included in the following cancellation conditions if the property is not rented to another party.
  6. The landlord is obligated in good faith to rent out unused holiday apartments to other parties, if possible, to avoid losses. Until such time as the apartment is rented to another party, the guest must pay the amount calculated in accordance with Section 4 for the duration of the contract.
  7. Holiday apartment prices include the use of rented and public facilities of the accommodation facility. VAT is included where applicable.
  8. The place of jurisdiction is the place of business.


Cancellation conditions:

  • Cancellation up to 90 days before arrival: 40% of the agreed total rental price
  • Cancellation up to 60 days before arrival: 60% of the agreed total rental price
  • Cancellation up to 30 days before arrival: 80% of the agreed total rental price
  • Cancellations made less than 30 days before arrival and in case of no-show: 90% of the agreed total rental price
  • Cancellation fee due: immediately and without request after cancellation to the bank account stated in the booking confirmation
  • The landlord will immediately notify the tenant of any other letting during the rental period not used by the tenant and will offset the landlord's existing claims and any claims for reimbursement by the tenant.
  • Please note: If the trip cannot be started or must be canceled due to travel restrictions (e.g., related to COVID-19), no cancellation fee will be charged. Our health is our top priority.


The regulations of the DEHOGA (German Hotel and Restaurant Association) apply.
